Mold Inspection in Erie:
Data That Holds Up, Not Just a Walkthrough

IICRC Certified Mold Inspector (CMI) is a specific credential from the Institute of Inspection, Cleaning and Restoration Certification that requires documented training hours, passing a written examination, and ongoing continuing education. It's a verifiable individual credential — not a company-level certification that a business displays while sending uncredentialed staff to conduct inspections. In Erie, PA real estate and legal contexts, having the inspector's individual credential on the report matters because it gives the report a named, verifiable human author who can be contacted for testimony or clarification.

Sampling bias produces elevated counts without context. Without outdoor comparative samples, you can't tell whether indoor counts are elevated relative to the outdoor baseline. Without samples from unaffected areas, you can't confirm the problem is localized. Both are included in our Erie inspection protocol.

Spore trap (non-viable) sampling identifies mold genera under microscopy and quantifies spore concentrations — fast (24–48 hours), sufficient for most routine Erie, PA property inspections. Viable culture plates capture only live, culturable spores and grow them for species-level identification — takes 5–7 days but provides species confirmation. Viable culture is warranted when: (1) species-level confirmation is needed for health-complaint investigations; (2) insurance or legal use requires exact species documentation; or (3) Stachybotrys chartarum is specifically suspected and genus-level data from a spore trap isn't sufficient to confirm or rule out.

On-site inspection takes 60–90 minutes for a standard residential property in Erie. Air samples are shipped same-day to the accredited lab. Non-viable spore trap results return in 24–48 hours from the date samples are received by the lab. Viable culture plates take 5–7 business days. The written report is assembled and delivered on receipt of lab results. For most standard Erie, PA residential inspections, the complete written report is available within 3–5 business days of the on-site visit.

Yes — we format the written report for the specific use case. The pre-purchase report is formatted for real estate attorneys and buyer agents — including inspector credentials, equipment used, sampling methodology, lab name and accreditation, and all raw data alongside interpreted findings. The health-complaint report is formatted for sharing with treating physicians — with the environmental findings separated clearly from any health interpretation (which is beyond the inspector's scope). Insurance-use reports include documentation requested by adjusters — scope of contamination, moisture data, cause assessment.
